There’s no doubt that the housing market in Chiang Mai is on a positive trajectory, finally. And with this growing interest in housing by both locals and foreigners alike, a team of passionate individuals rises to meet demand – developing some of Chiang Mai’s most exceptional and well thought-out new homes across the city.
This is the story of 999 Developments, a real estate business built from the ground up and a testament to vision, perseverance and a bit of serendipity.
A Lucky Genesis
Years before 999 Developments was founded, Stig Vinck and Natcharin “Noi” Siratanonwud were independently carving out careers in real estate. Their paths crossed in the condo renovation scene, where a shared passion for creating beautiful living spaces sparked both a professional partnership and a personal romance. Fast forward fourteen years, and they are the proud and successful owners of 999 Developments. But let’s rewind a bit to where it all began.
Hailing from Belgium, Stig found himself captivated by the charm of Chiang Mai during a holiday; selling his shares from a restaurant business back in his hometown, he stayed and quickly reinvested into a small real estate agency.
During this time, he met Noi – a local with valuable experience in the same industry, and together foundations began to be laid. Over several years, they grew their business, focusing on second-hand properties for renovation and resale that grew their network and portfolio.
By 2019, their work had become so wide-reaching, a new brand and professional business was all but necessary. Skipping past naming it after themselves, they opted to go with Noi’s lucky number 999, reflecting prosperity and forward momentum. And if by chance, is also the last three digits of her Thai ID card – how very auspicious!
The Building Blocks
Just like many businesses in this region, the operation began family driven but has now grown to a professional operation with hundreds of employees and contractors. Their first hire under 999 Developments was Noi’s sister and current General Manager, Pattanan “Nicky” Siratanonwud, a geology graduate with a good understanding of land – a crucial aspect to any real estate development.
Next addition to the team was Nontapat “Boo” Sabykai, who has evolved over the years from overlooking a few small condo renovations to being a fully fledged Project Director, in charge of all the construction projects and teams at 999 Developments.
They joined at just the right time, as Noi and Stig ditched the condos scene and looked towards houses, villas and mooban developments that target the middle and upper class buyers.
And while the onset of the COVID-19 pandemic posed significant challenges worldwide, 999 Developments managed to navigate through the storm relatively unscathed. Despite fluctuations in labour and material costs, the demand for quality living spaces remained strong, particularly among those seeking refuge in serene, well-built homes.
Their mission, if it wasn’t clear already, was to create unique, high-quality living spaces that reflect the aspirations of their clients through innovation, sustainability and unparalleled service.
Steady Growth
From the tail end of the pandemic to now, 999 Developments has experienced steady growth, expanding their portfolio and team. With notable projects in areas like Baan Wan Tan and near the popular Chiang Mai Gymkhana Club, they have completed and sold over 120 houses to date, with property prices ranging from 10 million to more than 80 million baht.
Needless to say, their commitment to quality and customer satisfaction is evident in every project. Offering some pre-sale modifications to approved designs and a collection of post-sale warranties, they ensure that every detail matters.
“Our slogan “…because every detail matters” is not just a slogan, but a key aspect to the houses we develop,” explained Stig. “Not only do we spoil our clients by helping them out for years after sale or stocking their wine cellars before they move in, but we also take great care when it comes to all stages of development. From construction to fittings, furniture to decor, we work to ensure every detail is perfect.”
Their company profile reads: No detail or design escapes Noi’s meticulous gaze, reflecting our deep commitment to excellence. Our focus is on creating eco-conscious communities that minimise environmental impact and promote sustainable living.
Live in Live out
For Stig and Noi, their life is their real estate. Over the years, they’ve lived in, and moved around, almost every new development they build, test running their designs first-hand and making adjustments to future designs based on their personal feedback.
“There’s no point in building homes that can’t be lived in,” adds Noi. “We live in the homes we build to ensure they’re built to our standard and in a way that can be lived in. This way, when clients come to us looking for a house that’s livable for decades to come, we can confidently say that yes, our houses are live-in tested by yours truly!”
This customer-centric approach has fostered loyalty, with clients often bringing in friends or returning to purchase second homes. Aiming for half a billion THB in revenue this year and one billion in 2027, their vision is both bold and achievable.
Building Dreams
Steven Callahan, with his extensive experience in setting up the APAC region for a US SAAS Company, recently joined the team as the Sales and Marketing Director. His arrival marked a significant milestone, bringing a strategic edge to the company’s growth.
The team, which has now grown to 60 members excluding contractors, is a blend of family-like cohesion and professional expertise. This balance is evident in their approach to business – personal yet polished, local yet expansive.
999@Chang Khian – The Crown Villa Development
With an already hungry market of clients, their newest and most ambitious development so far is sure to turn heads. Situated in the Chang Phuak area of Chiang Mai, their Crown Villa is an 88 million baht villa boasting 868 sqm of usable space complete with five bedrooms, seven bathrooms, pool, three kitchens (one outdoors, perfect for afternoon alfresco parties) and a separate maid living quarters. The villa comes fully-furnished and ready to move in, including a wine cellar with hundreds of bottles ready to be popped!
But if 88 million is a little above your price range, fear not. Their developments start from around 10 million baht, with both furnished and unfurnished options available. But what sets these homes apart from others is that everything is ready as soon as you move in. Think inbuilt air filtration systems keeping air both cool and clean, plumbing and wiring ready to go from day one and a wine cellar stocked to the brim. And for those who like smart home setups, all 999 Development homes are wired to be smart-ready and the team can help add smart features per individual requests.
Looking Ahead
As 999 Developments continues to grow and evolve, their dedication to quality, innovation, and customer satisfaction remains unwavering. Their journey from humble beginnings to becoming a leader in Chiang Mai’s real estate market is a testament to their hard work and commitment.
With ambitious plans for the future, including expanding their portfolio and reaching new heights in the industry, 999 Developments is poised to continue shaping the landscape of Chiang Mai for years to come.
